Property Management and Maintenance
Our range of services include tenant problem solving, lease administration, rent collection, bidding, vendor contract administration, inspections, ADA compliance, code compliance, activity reports for owners, and representation for owners before governmental agencies. Political and community involvement and litigation support are provided on an as needed basis.
Leasing and Marketing
Properties are actively marketed to prospective tenants and commercial brokers through a variety of tried and true and creatively innovative methods, including direct solicitation, broker and tenant email blasts, print advertising, website promotion, and a variety of other industry information sources and marketing tools. Ross leasing agents utilize a team-based approach and agents are always available to professionally address inquiries and to respond to and meet with prospective tenants. Services include the preparation of marketing materials, prospecting for new tenants, proposal drafting, lease negotiations and tenant expansions and renewals. In-House counsel supports the Leasing Department.
One of the benefits of a Ross Realty managed property is inclusion in our blanket insurance policy. This type of policy typically provides the property owner with insurance cost savings with better rated carriers. This could be very important as commercial property insurance costs escalate and choices become limited.
Property owners will benefit from our ability to coordinate tenant and landlord improvement work. Space layout preparation and construction cost estimates are available for property renovations. Site and building construction services are also available on an as needed basis.
Financial and Accounting
Owners are kept well informed through reporting that makes use of standard industry software. Our staff uses Excel, Lotus, and Yardi property management software to deliver accurate and timely reports. Our range of services include cash management, accounts payable and receivable, operating expense reconciliations, property budgeting and monthly reporting.
In-House Legal Services

A: Our experienced team, well trained in the concepts of maximizing property values, ensures that day-to-day operations are smooth and endeavors to maintain high occupancy rates. Ross Realty is compensated via a management fee, which is a variable cost based on the revenue generated by a property. In a difficult and highly challenging economic environment, we believe that it is preferable for most property owners to outsource professional management and leasing services rather than to absorb the associated fixed overhead costs resulting from maintaining in-house management/leasing personnel.

Q: How will Ross Realty Investments takeover and manage my property?
A: At the beginning of each engagement, a “takeover” team (comprised of various individuals from Ross Realty Investments) will perform an initial review of the property. Thereafter, a property manager will be assigned the task of handling operational management. Our Director of Leasing and a leasing agent will meet with the owner and establish leasing goals and guidelines for the property. Administrative and financial personnel will ensure a smooth transition (entering property financial and tenant data into the Yardi property management software database, handling lease administration, collecting rents, etc.). Through this process, our team will perform a thorough review and analysis of the property, which will include a physical inspection, tenant interviews, lease review, operating expense review, market evaluations and the establishment of a specific leasing plan, all based on an understanding of the financial and operational goals of the owner.
Q: How will Ross Realty Investments find tenants for my property?
A: In these challenging times, it is vital to have an aggressive, innovative and thorough marketing campaign in place. Ross Realty’s experienced leasing team employs a variety of marketing tools in order to expose existing and upcoming vacancies to prospective tenants, tenant representatives, and the commercial brokerage community in general. This is accomplished through a combination of print ads, email “blasts”, personal solicitation, networking events, website promotion and other successful methods. Ross Realty managed centers throughout South Florida traditionally maintain occupancy rates above competing centers.
Q: Who pays for marketing of my property?
A: Ross Realty Investments pays for all signage and labor (personnel) costs related to marketing your property for rent. We will also advertise your property on our ross-realty.com website and other industry websites (Loopnet, CoStar, etc.) and create marketing flyers with our in-house marketing tools. Additional marketing/advertising (such as in local periodicals or the internet) shall be coordinated through Ross Realty and paid for by the property owner.
Q: What if my property needs to be upgraded in order to attract tenants?
A: Ross Realty has the capability to coordinate construction services with an affiliated General Contractor. Property owners can benefit from assistance with permitting and other entitlements, design services and construction.
